Who we are, and who we aren’t
Land Desk is a real estate investor that buys property as a principal for its own account. We are not a licensed real estate broker or agent. We do not list property, we do not represent sellers or buyers, and we owe you no agency or fiduciary duties. You may want to talk to an attorney, a licensed agent, a tax professional or an appraiser before you sign anything with us or anyone else.
No offer until it’s in writing
Nothing on this website is an offer to buy or sell real estate. Any number we discuss is a preliminary estimate until both parties sign a written purchase agreement, and every agreement is subject to its own terms, including due diligence and clear title.
Assignment
Our purchase agreements may let us assign our rights to another buyer, such as a home builder, or bring in a partner to close, and we may earn a profit by doing so. This is disclosed in writing in the agreement. For builders: lots we present are properties we own or contract interests we hold. When you buy from us by assignment, you are acquiring our contract rights under the original purchase agreement.
Property information
Lot data we share, including flood zone, wetlands, frontage, utilities, zoning and comparable sales, comes from public and third-party sources and may be incomplete, out of date or wrong. It is provided “as is” for convenience and isn’t a survey, appraisal, inspection or legal opinion. Verify everything independently.
